Carmel builder breaks ground on 1,200-unit West Lafayette development

Millbrook, planned for 328 acres along Millbrook Boulevard, would be among the largest residential projects in the region

Carmel-based homebuilder, Estridge Homes broke ground this week on Millbrook, a 328-acre subdivision planned for Millbrook Boulevard in West Lafayette north of the $3.87 billion SK Hynix plant that is expected to bring over 1,000 new jobs to the region. The project will be among the largest residential developments Greater Lafayette has seen.

It marks Estrdige’s first foray into Tippecanoe County. The company plans to build 771 single-family homes and between 400 and 500 multi-family units, including townhomes, over the next 10 years. Prices for single-family homes are expected to range from $400,000 to $1 million.

The project arrives as Greater Lafayette confronts a housing shortage that outpaces much of the state. Published in 2024, the Greater Lafayette Regional Housing Study, which was commissioned through Indiana's Regional Economic Acceleration and Development Initiative (READI), set a regional goal of 11,838 new housing units over the next decade. Millbrook alone would account for roughly 11% of that target.

“We’ll actually have five collections of homes that will bring different price points, sizes of homes and target different demographics,” said Clint Mitchell, president and CEO of Estridge. “We’ll have fitness areas, community connection areas, miles of trails, parks. Pools and playgrounds and dog parks. Sports fields and a place for everyone to connect and grow and live every stage of their lives.”

Estridge, founded in 1967, has built its reputation in the Indianapolis suburbs, where it has developed neighborhoods in Hamilton and Boone counties. Millbrook marks the company's first project in the region. Home sales are expected to begin this fall.

“Estridge has been doing this for decades,” said Mikel Berger, president and CEO of Greater Lafayette Commerce. “Clint Mitchell and Rob McGraw run a company that looked at Greater Lafayette and saw what a lot of us already know: this is a place worth betting on. We’re glad they did.”
